Background & Objective

Situated in one of Perths southern coastal suburbs on a 962m2 corner block, the original 1972 built brick and tile home was originally zoned single residential.  In 2010, the block was rezoned and JPG's key objective was to achieve optimum rezoning potential to accommodate a triplex development.

Our Approach

JPG identified the potential of this corner site and with a good design, were able to create 3 separate and individual homes each with their own Street access and appeal.  Each home consists of 3 bedrooms, 2 bathrooms, an open plan living, dining & kitchen and large spacious courtyards.  They are each fitted with 900mm stainless steel appliances including a dishwasher, security alarm, split system air conditioners to the living areas and master bedrooms and double automatic garages.

An encroachment issue during construction hindered the build slightly, however through careful negotiations and smart planning, JPG were able to overcome the problems for their client and neighbouring property with the homes completed September 2014.

Outcome

The properties are approximately 160 square metres.  Return on investment of 56% was achieved for this project and the properties currently attract the median rental return for the suburb.

Duplex - Wembley Downs

JPG selected this prime site in Perths Western Suburbs on behalf of their Clients.  It was originally a single built 1960's era home on a 1,088m2 block and zoned R20.  JPG's primary objective was to maximize the return on investment. Considering the affluent location and demographic profile of the site and suburb, JPG's secondary objective was to provide their Client with two well appointed, double storey executive homes. 

Our Approach

JPG decided to construct a ‘side-by-side’ development that makes the most of the available land.  Maximising the size of each dwelling also positions them to be more comparable to a ‘new home’ rather than a townhouse or unit, which are usually smaller dwellings.

The slope of the block combined with various soil types provided a challenge, however JPG's designer worked through to achieve two modern spacious homes.   Each home included a double lock-up garage with large storage area, 4 bedrooms, 3 bathrooms, powder room, laundry, large kitchen, combined living / dining room, undercover al-fresco area, theatre room, sitting room and balcony.

JPG worked with Council to ensure that all design guidelines were followed and efficient and compliant energy ratings were acheived. The Client was provided with regular updates to ensure the builder complied in accordance with the Building Contract. 

Outcome

The properties are in excess of 396 square metres each and currently attract a weekly rental return above the median property average for the suburb. A 68% return on investment over 5 years was achieved for JPG's clients.

Triplex - Westminster

Situated in the Inner Northern Suburbs, this site was carefully selected by JPG on behalf their clients. It was originally a single built 1960's era home consisting of 3 bedrooms on a 728 m2 block with a R40 zoning. JPG's primary objective was to maximize the return on investment for their clients.

Our Approach

JPG identified demand for affordable living within this particular suburb and commenced plans to maximise the R40 zoning by designing 3 spacious villas. There was a 1.5  metre slope at the front of the house that had to be retained.  To maximize on the R40 zoning, our designer sketched 3 spacious villas with a driveway on the right hand side.  Each villa consists of 3 bedrooms, 2 bathrooms, open plan living / dining area with a well appointed kitchen.  Each villa is equipped with modern 900mm ovens, ducted evaporative air conditioning, security alarm system and double lock-up garages.

JPG worked with Council to ensure design guidelines were followed and efficient and compliant energy ratings were achieved. Regular updates to ensure the builder complied in accordance with the Building Contract were supplied to JPG's client.

Outcome

The properties are 134, 137 and 134 square metres respectively.  A 50% return on investment was achieved for JPG's clients.

Retain and Build - St James

Background and Objective

JPG's clients, Brendan and Sarah are a young couple planning for their future and were keen to commence their first development project.  They purchased this solidly built 1950’s era home on large 1012m2 site zoned R17.5/R20, located only 10 minutes from the Perth CBD. Their objective was to renovate the existing home to a saleable standard whilst sub-dividing and building at the rear of the property with the expectation that the property would start off their investment portfolio.

Our Approach

JPG and its associated builder coordinated the build design and customised plans to maximise the site coverage allowing for an open plan and modern 4 bedroom single storey home to compliment the block. The home needed to be designed around a drainage easement at the rear of the property. JPG also attained Council Approval for the rear property driveway which fell short in meeting the minimum driveway width with the remaining area of land.  Once the property was completed, the process for obtaining the strata titles commenced which included the services of a private building surveyor, land surveyors as well as council inspections all fully project managed by JPG.

Outcome

The 8 month build was a hassle free and positive experience for our clients. The front home was finished to a high quality standard and sold by JPG at the first home open. Currently Brendan and Sarah are residing in the rear home with a very low mortgage. They are currently in the process of purchasing their next development site using their current home as security.
