Property Condition Report (PCR)
A comprehensive PCR is the most important document you can have to safeguard your asset. JPG prepares a detailed report which clearly details the physical condition of the property and acts as a guide for tenants so they know how the property should be maintained. It includes photographs of the interior and exterior of the property so there can be no room for error if there is damage or unauthorized changes to the property.
Presentation of your Property
The presentation of your investment property plays a very important role in attracting the right tenants. Before your property is marketed, your Property Manager will make any suggested recommendations to improve the overall appeal of the property. This may include updating furniture (if furnished), fresh paint, professional cleaning of window furnishings and floor coverings, garden maintenance and more. This advice may range from a few simple suggestions to a comprehensive property review (available on request).
Property Marketing
JPG will implement comprehensive strategic marketing tactics for your investment property to attract the best calibre of applicants. This will include high quality digital photography and promotional initiatives ranging from online advertising, social media, signage, database marketing and property inspections.
Tenant Applications and Selection
JPG has a strict tenant application process which is clearly outlined to every client and tenant. It covers who must attend the property inspection; what option fee is required; what references are gathered from prospective tenants; how thoroughly tenants are checked before a recommendation is made; pet policies; rent assistance policies; and how the final tenants are selected. Our tenant selection process is impeccable and we adhere to this rigorous process for every property, to minimise any risk to you. If a tenant is departing we advertise early and provide inspections to source new tenants. Our goal is to align the start of the new lease to coincide as close to the departure date as possible to minimise any lost revenue.
Property Inspections and Final Inspections
JPG inspects every property on a regular basis to ensure the terms and conditions of the lease are upheld and the property is being maintained as it should be. An updated PCR is provided to the owner and breach notices, followed by re-inspections, will be issued and arranged if and as required. A detailed final inspection is carried out when a tenant vacates the property and JPG will advise you if any recommended upgrades are required before the next tenant moves in to maximise the returns for the property.
Rental Collection
We have strict policies and procedures in place in the event of late payments or arrears. JPG arranges the collection of all rental monies and the payment of expenses related to the property with income deposited directly into your account and available for the first day of the month.
Income and Expenditure Reports
JPG provides a detailed End of Financial Year statement which summarises all the income and expenditures for a property. It is a valuable statement for accountants for taxation purposes plus will highlight how your investment property is performing.
Property Maintenance
We arrange all maintenance procedures associated with your property and utilise only licensed and experienced trades people that we trust to tend to maintenance issues quickly and efficiently. Alternatively for larger jobs we will always source three comparable quotes to ensure the best outcome in workmanship and price.
Market Reviews
JPG regularly conducts market reviews of the area where your investment property is located, plus surrounding suburbs, to ensure your rent is maintained at a market rate to achieve the best possible returns whilst minimising vacancies. JPG will closely monitor how many rental properties are advertised in your area and you will be advised if a rental increase is recommended.
Expert Advice
Our Property Managers are knowledgeable on a wide range of additional items including insurances; bylaws; pest control; garden maintenance; local council requirements; security and appliances; sustainability initiatives and recycling; and much more.
Efficient Service
JPG recognises the importance of prompt and efficient service and all Property Managers will be readily available via phone or email to respond to all requests within 48 hours. Our office number diverts to an emergency contact for any issues which may arise out of business hours and on weekends. JPG can provide details of commercial property management services on request.
