Is your land worth more than you think?

I don’t think enough landowners realise just how valuable their land could become over the next 20 years.

The reality is that if WA is going to accommodate another million people, we need more land to support future housing, infrastructure and economic growth.

WA’s population recently passed three million people and is projected to reach around four million by 2043. That’s another million people who will need homes, roads, schools, services and jobs.

The Federal Government has committed to delivering 1.2 million new homes by 2029. It’s an ambitious target, but I don’t believe we’ll get there without significant planning reform, infrastructure investment and more land being brought to market. The latest forecasts suggest we’re already on track to fall more than 260,000 homes short.

What’s also interesting is proposed changes to negative gearing are expected to place greater emphasis on new housing supply, creating additional incentives for new builds. For landowners, that’s another signal that well-located land capable of supporting future growth could become increasingly valuable over time.

This isn’t about turning productive farmland into housing estates. Agriculture will always be one of WA’s most important industries, and for many families, the best use of their land will continue to be farming for generations to come.

What I’m talking about is understanding the full value of the assets you already own.

As regional centres grow and infrastructure investment continues, some landowners may find their property has strategic value beyond its agricultural use. That doesn’t mean selling, subdividing or changing the way the land is used today. It simply means understanding what opportunities may exist in the future and how they could fit into your broader plans for succession, retirement or wealth creation.
