R-code reforms explained

R-code reforms explained

The biggest planning reforms in decades are on the table, and I think they’re a great step towards unlocking more housing and creating new opportunities for investors.

With the housing shortage continuing to dominate headlines, the Cook Government has responded with one of the most significant proposed reforms to the Residential Design Codes (R-Codes) in more than 30 years.

One of the most significant proposals is reducing the minimum subdivision threshold in many R20-zoned areas from 900sqm to 700sqm. If introduced, more than 50,000 existing residential properties across metropolitan Perth could become eligible for subdivision, opening the door to a wider range of development opportunities. The reforms also propose reducing parking requirements for higher-density developments and streamlining approvals.

A block that may previously have been purchased purely as an investment could, under the proposed rules, offer the opportunity to subdivide, build additional dwellings or unlock greater value over time. That has the potential to improve both rental returns and future capital growth, while creating more housing where it’s needed most.

I’m a big believer in infill development as one of the smartest ways to build wealth through property. As Perth continues to grow and demand for housing remains strong, well-located development sites are likely to become increasingly sought after.

It’s important to note that not every property automatically becomes suitable for subdivision. Zoning, lot configuration, frontage, access, easements and local planning requirements will still determine what is possible, making careful due diligence more important than ever.

Often the biggest gains in property come from creating value, not just waiting for it. That’s why subdivision and small-scale development have become such an important part of what we do at JPG.

If you’re thinking about investing in Perth or growing your portfolio, it’s worth looking beyond the house itself as the bigger opportunity often lies in the land.
