Property syndication is when a group of investors pool their funds to collectively purchase a large-scale commercial property – typically something like a shopping centre, office building, or industrial site. It’s a popular way for everyday investors to access high-value commercial assets that would otherwise be out of reach.
With direct property investment, you’re typically the sole owner or part of a small partnership and responsible for everything – from financing and maintenance to management. In a syndication, you’re a passive investor. The syndicate manager handles all the day to day operations while you receive regular updates and returns.
Returns vary depending on the property, market conditions, and the syndication structure. Most syndications aim to provide regular income distributions (e.g. quarterly) and capital growth when the property is sold – typically over a 5 to 7 year period.
